I did go through a phase just before I got out of agency I bounced around a bit, since I've left I was in the same job until Covid.

For those suggesting the traditional agent is dead are also completely clueless.

It isn't just about selling the property, it's having the buyers waiting who they know are genuine or not, not to mention once your house is sold they are the ones to chase the solicitors and ensure the sale actually goes through.

Don't get me wrong, there's a lot of shitcunt agents out there, usually the cheaper the agent the shitter they are, as they cannot justify a higher price.

They have no intention of working in your best interests to sell your house, hence the up front costs. You pay them up front or after 10 months, where's the incentive to sell the property?

Their aftersales service is absolutely shit, you can never get through to them.

Usually the "Local Property Experts" are clueless as to the areas they cover, They wanted me to cover areas Id never worked in before.

You think it might be good "doing it yourself", but trust me, as an ex agent who's worked for both online and typical agents I'd whole heartedly recommend using another high street agent.

If purplebrix sell your house well then it’s usually more luck than judgement, rather than guidance.. in my experience they don’t have much knowledge so under value or leave it to greedy sellers to over value, either way they don’t care as they will be getting paid regardless (you pay fee wether they sell or not), so no incentive whatsoever. Also they usually tie you in with there shit 17 year old out of area conveyancer, who they get a kick back from and do absolutely nothing to get your sale to completion, so loads fall through as a result, again what do they care, they get paid regardless.
Any decent and honest High street agent will/should do it for 0.75% which is fair and then you have some accountability, rather than some faceless online set up.

In addition PB could only come out to value the house 8 days after my initial contact, the estate agent came out next morning. PB also stated that after the selling contract was signed the photos and EPC would be 8-10 days later. The contract would arrive by post and you then sent it off by post. The PB agent who came to value the property reluctantly said they would be able to do the collection of paperwork but not until the following weekend. Estate agent popped round with the selling contract, we signed, he took photos and 4 days later the guys arrived to do the EPC.

If you want to save money and get a quick sale then use PB, but you may not get the service of an established estate agent, and they will probably (as they did with me) under value the house for a quick sale. I ended up getting 40K more with an estate agent than what PB said the house was worth, and PB wanted the 2K fees up front. Estate agents fee was 4.5k but overall I won. PB said the house wasn't worth what the estate agent said it was worth, they were wrong.

You're wrong, they are advising the vendor on negotiating with you. If you can't agree a price as a buyer the agent has had a bearing on you.

I don't hold them in high opinion, but good ones pay for themselves to the vendor.

Don't bother as they won't put the same effort in to sell your property as standard estate agent as they've alr Ady got your money.

You're in charge not the Estate agents! Just tell the agents that you want a competitive price listed to encourage more than one offer and buyers bidding higher against each other.
That's how it works these days.

As someone has already said the old fashioned model of estate agency is holed below the water line and gradually sinking. Their fees for selling are unsustainable because of the proliferation of online companies.

Beware of the online only companies though because I know of two cases where their lack of due diligence to buyers means has resulted in chains collapsing at the eleventh hour.

We used them and sold within a week. Got the asking price, but wanted a quick sale to try to get an offer accepted on a house we'd already found and was struggling to negotiate on. We could have held out for more, but we just wanted it sold.

It is money for old rope really, but having the option to set the asking price yourself and organise the viewings yourself was useful.

We showed people around ourselves because we didn't want to pay the extra for the agent to do it for us.

Ultimately the £1500 or there abouts is for getting on rightmove with a few photographs and little else - but it is where most people seem to look for property.

If it doesn't sell within 12 months they take the fee and keep advertising it for free.

Not ideal at all, but compared to some estate agents charging much bigger percentages it's not terrible all things considered.

Just be prepared for a lengthy wait on the solicitors - we've been waiting since July for it all to be done. Hopefully contracts will exchange next week.

I don’t understand what value an estate agent adds these days.

Whenever I’ve bought a house I look on Rightmove/Zoopla and go and look at the ones I like. If I still like them then, I put a bid in.

Nothing the estate agent says or doesn’t say has an bearing whatsoever in whether I decide to buy the house.
